 Post subject: Guava tree concerns

I am not much of a fruit tree person, so please bear with me. I have searched the 'net for a few hours looking for information and photos, to no avail.
I purchased a home last year that had a somewhat neglected, mature guava tree, subspecies unknown. I spent several hours pruning dead braches and foliage from it.
As it began to get regular water and spring came, I noticed one branch began to excrete a black, odorless liquid, similar to what you would have if you drained a can of olives. Slightly thicker, not sticky at all.
As best I can come up with is some form of black rot within the branch itself. I am hopeful someone here can help me with information.
There has not been any fruit on the tree, but I think that has more to do with the time of the season rather than any disease.
Any help would be much appreciated. I'm not a fruit tree person at all, but this one has kind of grown on me, no pun intended.
